SB 79 upzoning of our R-1 neighborhood — Council votes July 28

On July 14, City Council redirected staff to consider upzoning R-1 single-family lots concentrated in the Gandara Park neighborhood — including homes on Delaware, Virginia, Warwick, and 34th Street. Under the options being weighed, a standard 6,500 sq ft lot could allow up to 12 units. Council decides Tuesday, July 28 at 5:30 PM (Agenda Item 11.C). Here's what's happening and how to weigh in before the vote.

Follow-up letter sent: asbestos report, AQMD notification, and pending variance decision

Christine Parra submitted a follow-up letter to the City asking for written responses before any action on the pending variance at 2958 Delaware Ave. The letter documents deficiencies in the asbestos survey, confirms AQMD has opened a review, raises the demolition permit sequencing concern, and reiterates unresolved issues with trash infrastructure and tree impacts.

Formal objection submitted for 2958 Delaware Ave

Christine Parra submitted a formal objection on behalf of Gandara Park Neighbors, asking the City to address plan inconsistencies, setback concerns, demolition permit prerequisites, trash and recycling storage, and neighborhood character impacts.
